Current State of the Naples/Marco Island Real Estate Market

Following the nationwide real estate crash in 2009, the housing market was in a very questionable state. Would the market rebound? How long will it take? And which markets will come back? The Southwest Florida market, primarily consisting of Collier County, comprised mostly of Naples and Marco Island has come back strong, as evidenced by the growth in both areas over the past few years. In addition the South Lee County areas of Bonita Springs and Estero, as well as Naples and Marco are experiencing a very active market showing strong single-family home sales, and new construction starts. There has recently been an increase in new listings (the most since 2011), which makes for a very healthy and competitive market.

To compare the twelve month period from September 2015 to September 2016 to the same period for 2008/2009, the Naples/Bonita Springs/Estero market has closed 11,578 units, compared to 8,039 from the 2009 period. Marco Island has closed 844 units compared to the 2009 timeframe of 518 units.

The average sales price for these regions has increased significantly. The Naples/Bonita Springs/Estero market's average sales price today is $520,000. This is up from $351,000 in 2009. That is an increase of nearly 50%. The current sales price is up over last year, showing solid growth into 2017. The current Marco Island average sales price is $684,000. That is up from $542,000 in 2010, nearly a 30% increase.
